What Decides the Price of a Lighting Job

Standard fixture replacements usually run $229.99 to $389.99. Large or complex chandelier installations — heavy crystal, high ceilings, rigging — often range from $3,500 to $9,000 depending on support and access.

CEILING HEIGHT AND ACCESS

A fixture at eight feet and the same fixture in a two-story foyer are not the same job. Height drives equipment, time and how many people are on site.

FIXTURE WEIGHT

Anything heavy needs a fan-rated or fixture-rated box and often blocking above the ceiling. This is the step people skip and later regret.

IS THERE A CIRCUIT ALREADY

Adding cans where there is existing switched power is straightforward. Running a new circuit back to the panel is a different job with a different price.

SWITCHING AND DIMMING

Three-way switching, dimmers matched to the LED driver, and smart controls all add wiring. Mismatched dimmers are the number one cause of flickering LEDs.

CEILING TYPE

Plaster, vaulted, cathedral and insulated ceilings each change how a can gets in and how the wire gets to it.

Lighting Controls We Install

We are a Lutron certified installer, and on the controls side we stick to Lutron and Leviton because the dimming actually behaves and the parts are available everywhere. Fixtures themselves are your choice — we install what you buy.

  • LutronCertified installer. Dimmers, switches, Caseta and lighting controls. We are certified on Lutron controls; we do not install Lutron lighting panels.
  • Leviton — Switches, dimmers, smart switches and weatherproof exterior devices.

We are not a single-brand shop. If you have a preference we will work with it; if you do not, we will tell you what we would put in our own house and why.

Lighting Questions, Answered

How much does it cost to install a light fixture?

Standard fixture replacements usually run $229.99 to $389.99. Large or complex chandelier installations with heavy crystal, high ceilings or rigging requirements often range from $3,500 to $9,000. The fixture itself is separate — you buy what you like and we install it.

How much does recessed lighting cost per can?

It depends heavily on whether there is existing switched power, the ceiling type and the access above it. A retrofit into an accessible attic is a very different job from cutting into a plaster cathedral ceiling. We quote the room, not the can.

Why do my LED lights flicker on the dimmer?

Almost always a dimmer that is not matched to the LED driver. Older incandescent dimmers do not work correctly with LEDs. Swapping to a compatible LED dimmer fixes it in most cases.

Can you hang a heavy chandelier on an existing box?

Only if that box is rated for the weight, and most standard boxes are not. Heavy fixtures need a fixture-rated or fan-rated box and often blocking above the ceiling. We check before we hang anything.

Do I need a permit for lighting work?

Replacing a fixture on an existing circuit generally does not require a permit. Adding new circuits, new recessed lighting runs or exterior circuits usually does. We tell you which side of that line your job falls on.

Do you install lighting you did not supply?

Yes. Most of our lighting work is fixtures the homeowner or their designer chose. We install what you buy and tell you in advance if a fixture needs support you do not currently have.
