Carbon Monoxide Detector Installation in New Jersey

Two questions cover most of what people actually want to know: how many carbon monoxide alarms do I need, and where do they go? The short answers are one on every level of the house including the basement, plus one outside each separate sleeping area — and then follow the instructions in the box, because placement rules vary by unit. Here is the longer version, along with what New Jersey specifically requires before you can sell or rent a house.

Alarming or chirping? They are not the same thing

If a carbon monoxide alarm is sounding — four loud beeps, a pause, then repeating — get everyone outside into fresh air first and call 911 or the fire department from outside. Every time, without exception. Do not open windows and go back to bed, and do not spend time hunting for the source. Carbon monoxide is not something you can assess by how you feel, and the people who get hurt are the ones who went back in to check.

If it is chirping — a single short sound every 30 to 60 seconds, or a short pattern once a minute — the device is reporting on itself, not on your air. That is a maintenance issue.

Our rule of thumb on replacement

Standalone carbon monoxide alarms are commonly rated for seven years and combination smoke and CO units for seven to ten, from the manufacture date printed on the back. In practice we tell homeowners something simpler: once a unit is more than about five years old and it starts chirping, replace it rather than chasing the battery. A few dollars of battery buys you a year on a device already past the halfway point of its life, and you will be back on the ladder before long.

When you replace, go to sealed ten-year units with tamper-resistant mounting, so the battery cannot be pulled during a burnt-toast moment and then forgotten. If your alarms are hardwired, replace them with hardwired units carrying a sealed ten-year backup rather than a nine-volt — New Jersey does not permit swapping a hardwired system out for battery units.

And replace them as a set. They went up on the same day, so they are the same age and they fail on the same schedule. If one has reached end of life the others are within months of it. Doing them one at a time means repeated ladder trips, mismatched brands on an interconnect line that may not signal reliably to each other, and a house where you can never remember which ones are new. Do them all at once and write the date on the back with a marker.

How many carbon monoxide detectors do you need?

The widely used standard is:

  • One on every level of the home, including the basement and any finished attic.
  • One outside each separate sleeping area, in the hallway or landing right by the bedrooms.
  • One inside any bedroom that has a fuel-burning appliance in it, or that sits directly above or beside an attached garage.

A typical two-story house with bedrooms upstairs and a basement needs at least three. A ranch with all the bedrooms in one hallway and a basement needs at least two. If your bedrooms are split across two hallways, that is two separate sleeping areas and two alarms, not one.

More is not a problem. The failure we see is houses with exactly one alarm plugged in near the kitchen and nothing on the bedroom level, which is the level that matters most because that is where people are asleep and unable to notice symptoms.

Where to install a carbon monoxide detector

Room by room, this is where they belong:

  • Hallway outside the bedrooms. The single most important one. If you only fit one alarm, fit it here.
  • Basement. Usually where the furnace, boiler or water heater lives. Mount it toward the stairs rather than directly over the equipment.
  • Each additional floor. Landing or hallway is fine.
  • Near an attached garage. A cold engine running for two minutes in a closed garage can push a serious amount of carbon monoxide into the house through a shared wall or door.

How high should a carbon monoxide detector be?

This is the most common myth we get asked about. Carbon monoxide does not sink to the floor and it does not rise to the ceiling — it is almost exactly the same weight as air, so it mixes and spreads through a room fairly evenly.

That means height is far less critical than for smoke, which does rise. Most manufacturers will tell you their unit works anywhere from knee height to the ceiling. Plug-in units end up at outlet height, which is fine. Hardwired and combination smoke/CO units go on the ceiling or high on a wall, because the smoke half of the unit needs to be up there.

The rule that actually matters: read the instructions for the specific alarm you bought. Manufacturers test to their own placement guidance, and that guidance is what the unit is certified against.

Where not to put one

  • Right on top of the furnace or water heater. Most manufacturers ask for a minimum distance — commonly around 15 feet — from fuel-burning equipment, because normal start-up produces a brief puff that will nuisance-trip an alarm mounted right next to it.
  • Within a few feet of a stove or oven. Same reason.
  • Bathrooms or anywhere steamy. Humidity shortens sensor life and causes false alarms.
  • In direct sunlight, or beside a vent, fan, window or exterior door. Moving air can sweep carbon monoxide past the sensor so it never reads a true level.
  • Behind furniture or curtains, or in a dead corner. The sensor needs air circulating around it.
  • Unheated garages and porches. Most units have an operating temperature range that outdoor spaces fall outside of.

Battery, plug-in or hardwired

All three are legitimate. Which one you need depends on why you are installing it.

  • Battery. Cheapest and quickest. Ten-year sealed-battery units are the sensible version — no annual battery change, and the whole unit gets replaced at end of life anyway.
  • Plug-in. Sits in a wall outlet with a battery backup. Convenient, but only useful where there is an outlet in the right place, and it is easy for someone to unplug it for a vacuum cleaner and forget.
  • Hardwired and interconnected. Wired into the house circuit with battery backup, and linked so that when one sounds, they all sound. This is what new construction and most substantial renovations require, and it is the only version where an alarm in the basement wakes someone asleep upstairs.

That last point is the real argument for hardwired. A standalone basement alarm going off at 3am is not much use two floors away with the doors closed.

Installing a hardwired, interconnected system

This is where it stops being a homeowner job. A hardwired interconnected system needs a circuit to feed it, three-wire cable running between each device so they can talk to each other, and a proper box at every location. In a finished house that means fishing cable through existing walls and ceilings, which is most of the work and most of the cost.

Two things worth knowing before you start:

  • Do not mix brands on an interconnect loop. Different manufacturers use different signaling. Mixed loops can fail to trigger together, which defeats the entire point of interconnecting them.
  • Replacing a 1990s system is often all-or-nothing. If modern units are not compatible with the existing interconnect wiring, the run gets replaced rather than patched.

New circuits are permitted work in New Jersey. We file with your township construction office, meet the inspector, and hand you the signed approval when it clears.

Do carbon monoxide alarms expire?

Yes, and this catches a lot of people. The sensor degrades whether or not the alarm has ever gone off. Most carry an end-of-life date printed on the back, commonly seven to ten years from manufacture — check yours, because it varies by model.

An expired unit fails a fire inspection even if it still powers up and chirps. If you cannot find a date on the back, it is old enough to replace.

What New Jersey requires

New Jersey writes carbon monoxide alarms into law, and it is one of the most common reasons a house fails its pre-sale fire inspection.

Under N.J.A.C. 5:70-2.3, a one- or two-family home — or an attached single-family home — cannot be sold, leased or otherwise made subject to a change of occupancy until it holds a Certificate of Smoke Alarm, Carbon Monoxide Alarm and Portable Fire Extinguisher Compliance. Most people just call it the smoke certificate.

  • It is issued by your municipal enforcing agency or local fire department — not by your electrician and not by your realtor.
  • It is valid for six months. If the closing or move-in has not happened by then, you apply again.
  • It is not transferable. It belongs to that transaction, not to the house.
  • There is one exemption for the carbon monoxide alarm specifically: a building with no fuel-burning appliances and no attached garage does not need one.

That exemption catches people out in both directions. All-electric house with a detached garage? No CO alarm required under that rule. Gas furnace, gas water heater, gas range, oil burner, fireplace, or a garage sharing a wall with the house? You need one.

For the certificate, the inspector is looking for a carbon monoxide alarm outside each separate sleeping area, in the immediate vicinity of the bedrooms. Smoke alarms have their own placement rules on every level. Your local fire official is the authority for your town, and it is worth calling them before the inspection rather than after.

One hardware note: the alarm has to be listed to UL 2034. Combination smoke and CO units are common and acceptable, but read the box — not every combination unit is listed for both.

When you actually need an electrician

Plenty of this is a homeowner job and we will say so on the phone rather than sell you a service call. Call us when:

  • The system is hardwired and interconnected and something is wrong with it.
  • You are adding a hardwired alarm where there is no wiring.
  • You are replacing an old interconnected system and the new units will not play with the old wiring.
  • You failed a fire inspection and have a closing date coming.
  • Alarms are going off with no obvious cause and you want the wiring checked after the fire department and the utility have cleared the house.

What it costs

Straightforward alarm work in normal hours falls under our minimum service call of $229.99, which includes one basic repair or replacement. Running new circuits for a hardwired interconnected system is quoted up front once the house has been seen — the price depends almost entirely on access. These are guide figures; you get a firm number in writing before work starts.

If an alarm is sounding right now

Get everyone out of the house, then call the fire department and your gas or oil utility from outside. Do not spend time hunting for the source. Carbon monoxide has no smell and the early symptoms — headache, dizziness, nausea, feeling generally unwell — are easy to mistake for a bug.
