Why the prices you find online are lower than this

If you have already searched this, you have seen per-light figures well below ours. It is worth explaining the gap honestly rather than pretending it does not exist, because it is the first thing people ask us.

  • National cost guides average the whole country. They blend in states where labor costs a fraction of what it does in New Jersey. A number that includes rural markets is not a number you can hire anybody here for.
  • Most of those figures are new construction. Open framing with no ceiling to cut, no fishing, no patching, and no furniture to move is a different job from a finished room in an occupied house.
  • They frequently do not include a permit or an inspection. We pull the permit, meet the inspector and hand you the signed approval. That is real time and real cost, and it is the difference between work that shows up clean at closing and work that becomes a problem.

Now the wiring has to be fished through the ceiling cavity, and where a joist or a duct is in the way we have to get to it. So we cut clean square access openings, about the size of a notepad, in the places the run actually requires. We cut them square deliberately, because a square piece goes back where it came from.

Here is the part we would rather tell you now than have you discover later: we put the pieces back in, but we do not spackle and paint. That is genuinely a different trade, and doing it badly is worse than not doing it. So you have two options, and we will talk them through before we start:

  • A handyman or painter finishes it after us. It is a small job for someone who does it every day, and the result is better than an electrician with a putty knife.
  • We fit an access panel instead. Sometimes that is the smarter answer, particularly in a closet, a laundry room, a basement stairwell, or anywhere you might reasonably want to get back into that cavity again.

We would rather set that expectation out loud than have you standing under a patched ceiling wondering why nobody mentioned it.

Plaster, and ceilings higher than standard

Plaster is the one ceiling finish that reliably adds cost. It is slower to cut, it does not come out in a clean square the way sheetrock does, and it does not go back invisibly. If you have plaster we will tell you that up front and price it accordingly, rather than quoting you a sheetrock number and adjusting later. A ceiling higher than standard gets looked at before we quote it too, because the work changes once it needs staging rather than a ladder.

Get the layout right before anyone cuts

Holes in a ceiling are not reversible. Some rules of thumb we use:

  • Spacing: divide the ceiling height by two for the distance between lights. An eight foot ceiling wants roughly four feet between fixtures. Closer than that and you get a runway.
  • Off the walls: 24 to 30 inches from the wall for general lighting, closer if you are deliberately washing a wall or a bookcase.
  • Over counters, not behind you. Kitchen cans belong over the front edge of the counter so you are not standing in your own shadow. This is the most common regret we hear.
  • Color temperature: 2700K reads warm and residential, 3000K is a common compromise, 4000K reads commercial in a living room. Pick one and use it throughout — mixed temperatures in one room look like a mistake because they are.
  • Dimming is worth specifying. Six cans at full output in a living room is unpleasant. The dimmer has to be rated for LED loads and matched to the fixtures, or you get flicker at the bottom of the range. Tell us at the quote and it is part of the job rather than an afterthought.

Canless LED or traditional cans?

Most of what we install now is canless: a thin LED disc with an integrated driver that clips into the hole through a junction box. It is genuinely better for retrofit work.

  • Shallower. Fits in bays where a full can housing will not, which matters under a finished floor.
  • Faster to install, which shows up in the labor half of the price.
  • No separate trim to buy.
  • The tradeoff: when the LED eventually fails, you replace the whole unit rather than a bulb. Ten to fifteen years, realistically. Cans with replaceable lamps are still the better answer where you want to change the light source later, such as over artwork.

One code point either way: any fixture in contact with insulation has to be IC-rated. That is a requirement, not a preference, and non-IC cans buried in blown-in insulation are something we find and correct in older installs.

Does it need a new circuit or a permit?
