Home Electrical Inspections in Central New Jersey

An electrical inspection is worth having before you buy a house, before you sell one, and after you inherit a system nobody has documented. What you are buying is an honest opinion in writing, not a sales pitch.

Work is performed under NJ Electrical License #34EB01810700, out of our Hazlet and Bridgewater offices. We pull the permits, keep the process seamless, and make sure the job gets done right.

Electrical Inspections We Perform

Pre-Purchase Inspections

Woven Bamboo Rattan Globe Pendant — Spartan Home Pros, Central New Jersey

Before you close on a house, an electrician looking at the panel, the service and a sample of circuits will find what a general home inspector flags but cannot price.

Pre-Sale Inspections

Weatherproof GFCI outlet installation at pool equipment

Finding the problems before the buyer does turns a negotiation lever into a scheduled repair on your terms.

Safety Audits for Older Homes

White LED flush mount fixture — Spartan Home Pros, Central New Jersey

Knob-and-tube, ungrounded circuits, aluminum branch wiring, double-tapped breakers and known-defect panels — documented with photographs.

Insurance and Code Compliance Checks

Round LED flush mount fixtures with dark trim rings — Spartan Home Pros, Central New Jersey

Insurers increasingly ask about panel brand, wiring type and service age. We document what you actually have so you are answering from fact.

What an Inspection Involves

An inspection is charged as a service visit. What it saves you is the difference between negotiating from a home inspector’s vague note and negotiating from an electrician’s written scope with a number attached.

SIZE AND AGE OF THE HOUSE

A 1,200 square foot ranch with a modern panel takes a fraction of the time of a large older home that has been added to four times.

HOW MUCH IS ACCESSIBLE

Finished basements, blocked panels and inaccessible attics limit what can be seen. We tell you what we could not inspect rather than implying full coverage.

WHETHER YOU WANT PRICING WITH IT

Most people want the findings priced. We can hand back a written scope with figures so you can act on it or negotiate with it.

KNOWN-DEFECT PANELS

If we find Federal Pacific Stab-Lok or Zinsco equipment, that becomes the headline finding, because it changes the whole conversation.

How an Inspection Runs

SERVICE AND PANEL

Panel upgrade with whole-home surge protector in Middletown, NJ

We start at the main power feed and the panel — brand, amps, condition, grounding, grounding, breaker sizing and any double-tapping.

CIRCUIT SAMPLING

TV Mount Hidden Wiring Recessed Outlet Installation — Spartan Home Pros, Central New Jersey

We test a representative sample of outlets for grounding, polarity and GFCI function, and check what protection is missing where code requires it.

DOCUMENTED FINDINGS

Landscape Outdoor Lighting Install Pool Garden Area — Spartan Home Pros, Central New Jersey

You get findings in writing with photographs, sorted into safety issues, code issues and things to be aware of, not one undifferentiated list.

PRICED SCOPE IF YOU WANT IT

Modern Gold Ring Chandelier Install — Spartan Home Pros, Central New Jersey

If you want the findings costed we will give you a written scope so the report is something you can act on.

Inspection Questions, Answered

What does an electrical inspection cost?

It is charged as a service visit and depends on the size and age of the house and how much of the system is accessible. We quote it before booking, and if you want the findings priced for repair we can include that.

Is this different from a home inspector’s report?

Yes. A general home inspector flags concerns and recommends an electrician. We are the electrician — we identify the actual defect, tell you whether it is a safety issue or a code issue, and can price the fix.

Should I get one before buying an older home?

Especially then. Knob-and-tube, aluminum branch wiring and known-defect panels all affect both safety and insurability, and finding them before closing is worth far more than finding them after.

What is a Federal Pacific or Zinsco panel and why does it matter?

Both are panel brands with documented failure-to-trip histories — the breaker may not open under fault. They warrant replacement rather than repair, and insurers increasingly ask about them by name.

Will you find everything?

No, and any electrician who claims otherwise is overselling. We inspect what is accessible and we tell you plainly what we could not see, so you know where the gaps in the report are.

Do you inspect for insurance requirements?

Yes. Insurers commonly ask about panel brand, service age and wiring type. We document what you actually have so you can answer accurately.
